Water leaking down outside of building. Secondary drain was clogged, cleaned out and replace filter. Customer also asked about airflow. Took a look at ducting and it's in bad shape, will need to get replaced. t

A/C – Blowing warm air. System has a leak. Added sealant and refrigerant. Unit is cooling properly.
Found unit completely out of refrigerant. Unit is going to need to be replaced. Has leaks in coils that are non-repairable & to repair this unit would be throwing money away and not cost-effective as air conditioner is very old and in very poor shape.
AC turning on but blowing cold air. Thermostat was not working properly. Informed owner and approved replacement. Replaced with Honewell T4 thermostat. System working properly now.

Reworked wire and flipped on breaker. Outside unit came on. Condenser did not have fan blade covered secured properly, creating a hazard for kids playing in the yard. Condenser coil was disintegrating due to rust and corrosion. Due to condition and age of outside unit recommended replacement of ac system.
AC wall unit doesnt work. Wall unit was unplugged. Tenant mentioned it was making a weird noise. Plugged in unit and it did not come on. Unit was making noise around board area. Removed front cover to inspect throughly. Noticed condenser fan trying to start, and board relay smoking. Unplugged unit. System has a bad board and needs to be replaced.
Performed leak check with electronic leak detector and found leak at high side king valve stem. Repaired leak, and properly charge reach in meat freezer.
Replaced 3-Ton Rheem compressor. Existing compressor had a refrigerant leak and lost the charge. Contactor, dual capacitor and filter drier was also replaced with new compressor. Recharged with new refrigerant.
